We target operating multifamily properties in secondary and tertiary markets across North Dakota and Minnesota. If you have a deal that fits, we want to see it.
Property Type
Multifamily -- workforce, market-rate, and affordable. Conventional apartments and townhome communities. We review properties from roughly 10 units and up across ND and MN.
Geography
North Dakota and Minnesota. Secondary and tertiary markets with documented housing demand and strong fundamentals. Red River Valley and northern MN lakes country are core. We will consider reachable markets in adjacent states.
Deal Profile
Operating properties -- stabilized or value-add. Off-market preferred but we review marketed deals. Quick decision-making, reliable close. We typically target between approximately $2M and $15M in total capitalization.

Our principal underwrites the deal directly. No layers of analysts. If the numbers work, we issue an LOI or move to contract.
Close
We close with committed capital -- no last-minute retrading, no financing contingencies that kill deals. Broker commissions paid promptly at close.
